Voted Edmonton’s second best neighbourhood by Avenue Magazine, Oliver is one of the oldest residential neighbourhoods in the city, and with more than 19,000 residents, it is also Edmonton’s most densely populated neighbourhood.

Early on in its development, Oliver was considered the city’s “West End,” but was later renamed after pioneer citizen, Frank Oliver. As Edmonton expanded, the neighbourhood of Oliver underwent significant redevelopment. Today, it is well-known for its diversity, vibrancy, and pedestrian-friendly environment, and is also a relatively young neighbourhood, with 20 to 29 making up its largest demographic (29%).

Once again, we’re seeing seasonal market improvements in areas, and a very slight drop year to year. First, with single family detached homes, sales were up 19.3% from April, AND up 3.8% year over year, with just over 1100 selling in May. Condo sales were up 5.3% month to month, showing seasonal gains, but were down 18.2% year to year. In total, there were 1771 sales in the Edmonton CMA, which is up 18% from April and down less than 1% year to year.

Summer in Edmonton is one of the best places to be in the world. The River Valley blossoms and the city seems to come alive with people and events. In fact, Edmonton recently picked up the nickname of Canada’s Festival City due to all of the world-class events that take place here over the summer months. Here are the top five things we are most excited to do over the summer in Edmonton:

Our first infographic "Six hidden gems in Edmonton's ever-growing coffee scene" was such a huge hit with local Edmontonians looking for hidden coffee gems around the city that we decided to make a second version. As I said in the first one, one of the telltale signs of a bustling city is its coffee scene, and the amount of locally sourced, fantastic coffee shops is rapidly expanding in Edmonton. Plus, the excitement around these new shops, and the encouragement from people who saw my first infographic, is great to see.

Despite the rising inventory, and a “buyer’s market,” prices remain stable in April. This is great news for sellers who have been concerned with selling in this type of market. 

REALTORS® Association of Edmonton Chair Steve Segwick said, “Buyers continue to have a great selection of properties to choose from and sellers need to be competitive with their listings. Continued lack of significant movement in the average house price is a good signal that Edmonton’s economy is strong."

The average SFDH prices in Edmonton sold for $439,982, which was slightly up over March’s and April 2015’s sales price. Listing and sales volume were down for SFDH were down year-over-year, but up from the previous month.

The most noteworthy month-to-month change was the difference in sales in the Edmonton CMA: there was a 63% increase in sales, going from 837 homes sold in February to 1364 in March, but down slightly, from 1453 sales, when compared to March 2015. 

“Sales, relative to last month, were consistent with the seasonal trends that we expect,” REALTORS® Association of Edmonton Chair Steve Sedgwick explains. “Inventory is growing, with more than 3,000 properties coming onto the market last month. Despite the inventory growth, prices are holding steady, with median prices on par with last year, and average prices up slightly due to the sale of high-end luxury homes in March.”
