Chris helped us sell our home in Pleasantview. We had moved to Canmore and needed to sell our home in Edmonton. Chris was super easy to work with. The whole process was smooth from preparing the property before listing to negotiating the final sale. If we move back to Edmonton we will use Chris's services once again.

Chris helped us buy 2 homes and sell 1. During the purchase process Chris is very professional and somehow always makes time to show properties. He often matches clients' needs very well with available properties in the market, in a very timely manner (often before the property hits the market). He is extremely patient and never transpires any pressure. Best of all, if asked he does provide his opinion on whether a property is a good or a poor investment choice. During the selling process, Chris will price your property right! Whether you like the evaluation or not, the price will be correct for the current market to absorb it, and your home will sell. In the last 6 years we purchased 2 homes and sold 1 in a mature neighborhood (Ritchie/Hazeldean). We also tried purchasing 1 more, but walked away from a bidding war. During all processes we felt very confident in the Proctor Team - Chris and Patti.

Used Chris and his team numerous times in buying and selling our homes. Chris was always there to answer our questions and he understood what we were looking for and found the appropriate homes to show us.

Having moved back from the USA, my wife and I were temporarily housed in her home place on a farm near Camrose, AB so we had to commute an hour into Edmonton to check out homes (mostly condominiums)where we wanted to locate. Yes I would recommend Patti and her team for selling a home. She met / talked with us regularly, and shared the lead with us. She let us know when she thought we were priced high, gave suggestions to optimize the home, showing us what was happening to the few comparable properties that had sold. The added challenge is that she was dealing with my ex and I going through a divorce, with house proceeds as part of the settlement. She apologized as the figures on the house offers dropped lower and lower in 2019. But I so appreciated her graciousness when we pulled the house from the market despite having an offer at the (very low) list price. A year later and Covid was still present. We took a different approach this time. As seller I was more educated and decisive and was able to clearly communicate goals. Patti made it happen, getting showings, offering opinions, seeking input. Her office team ensured we had adequate notice of showings, and apologized for a few short notice ones. The stager was fantastic, used much of what was present and suggested what to spend money on and how to showcase the place while being respectful all through. Covid precautions were in place and Patti was meticulous about safety which was so reassuring in the early days when wiping down every surface pre and post showings. Conclusion was the house sold above the asking price in 6 days. She gave excellent support afterwards ensuring all details were taken care of at time of offer until the transfer of property. Please talk to the Proctor team when selling your house.

We have used Chris for two deals in the last four years on an investment property in Park Allen We used him both to buy the property and then a couple years later when it was time to move on and sell. I am a realtor in the Vancouver area for over 15 years so I feel I "may" have a good idea what kind of service a consumer should receive from a Realtor. Chris is so knowledgeable in the market in Edmonton and expands that to development and local zoning bylaws that are sometimes required. (as was in the case of our purchase and sale.) Sometimes busy realtors such as Chris miss not returning phone calls or email or it goes to an assistant. Chris almost always answered and if not he got back to us in a timely manner. On the sale he had to deal with tenants we had and did so in a professional and tactful manner keeping them happy. Chris did not ask me to review him as most will do but I offered and I apologize Chris this is long overdue. I highly recommend to any buyer or seller to get the job done that they should call Chris and the Proctor team.

We (my husband and I) were moving from Toronto to Edmonton and needed a realtor that was willing to help us long distance and work around a 2 hour time difference. We contacted A LOT of realtors in Edmonton, but Chris was the only one who showed interest in working with us, and from the beginning was so enthusiastic and helpful. He spent a couple days with us exclusively when we made a special trip to Edmonton for house hunting...he went so far as to show us a property at 10:00pm just so we would make the most of our trip! Buying your first home is an exciting but also daunting task. While you are trying to find the perfect home for you and your family, you have to worry about the paperwork, technicalities, and legalities. Working with Chris, that part of the home-buying process was taken care of. When my brother and I bought our first home, Chris took the time to explain the process to us step by step, and I felt the process was really simplified. He explained all the details, provided advice as required, and answered all our questions, sometimes before we even asked. He worked around both our fulltime schedules, and was constantly in contact with us, even if it had to be early morning, later in the evening, weekdays, or weekends. What I appreciate the most about Chris is the fact that he is devoted to his clients. The first time I saw my home, we did not actually go in to see it, because there was an offer on it. Chris followed up on it and a couple of days later he let us know that it was back on the market. We put in a competing offer and unfortunately the sellers went with someone else’s offer. Yet again Chris kept us in the loop about this house, and for whatever reason, the sale did not go through. This time around, the sellers accepted our offer, and everything worked out. If it was not for Chris’ diligence and dedication, we might have missed out on what was meant to be ours. It is a beautiful home and I thank Chris so much for his hard work. He helped us find exactly what suited our family. He was always available and easy to get a hold of. He pointed out both pros and cons of each house we looked at, and I appreciated his honesty. The Proctor Team are very knowledgable, professional and know the market very well. We took Chris on a 1.5 year journey to find the right home for our family within the few neighbourhoods we wanted to live in . He was patient with us and we never felt the pressure to buy something and always waited for us to give us our opinion on a house before he gave us his. He also checked in on us if he did not hear from us in awhile and always kept us in mind when new listings were about to hit the market. He also threw out other options for us to think about i.e. building our own, meeting with builders etc. At the end, we bought a house that had yet to hit the market (and also was not completely done) and had the kitchen he knew I had been looking for :). He helped negotiate what we felt was a fair price.

Through the home buying process, it was evident he has alot of knowledge on what does and does not add value to a home, but also on what things to look for in a new home when it comes to construction and other details. Chris is the ultimate professional. I had a disasterous experience with my previous real estate agent and my condo sat on the market for almost a year (priced way too high, terrible pictures, no communication, etc.) I switched to Chris and he sold my condo within a week.
